The Aspen Snowmass market is showing a mix of strength and subtle shifts as we move through early 2026.

Aspen is seeing continued momentum at the high end, with strong activity above $30M and pricing trends led by luxury sales. However, overall sales pace has slowed, inventory is up, and buyers are gaining slightly more negotiating power—suggesting a more balanced market may be emerging.

Snowmass Village remains steady, with limited single-family inventory and strong pricing, as sellers continue to achieve over 95% of asking price. Elevated price-per-square-foot benchmarks in Base Village are helping support overall values, while long-term appreciation remains strong.

Overall, while Aspen shows signs of a slower pace, the strength at the top of the market continues to support pricing across both markets.
