Winter has arrived! The lifts are spinning on Aspen Mountain and Snowmass Mountain, with Aspen Highlands and Buttermilk opening on December 9th. Aspen Mountain has added 153 acres of new terrain accessed by the new Hero's lift. Entering 2023 with some initial uncertainties, the real estate landscape seems to have regained its footing in the latter part of the year with more under-contract activity. We've observed an increase in listing inventory compared to the previous year, which, in our professional view, presents a welcome array of choices for prospective buyers. While prices overall are holding steady, specific areas and price points have seen increases, while others remained stable or have dipped slightly. Though elusive "deals" are scarce for those waiting on a market downturn, savvy buyers recognize the current costliness of building or renovating in Aspen Snowmass, making them willing to invest in properties at premium rates per square foot. Notably, Snowmass Village continues to be a prime location offering valuable opportunities, particularly for buyers seeking alternatives to Aspen. It's worth highlighting that SkiCo's ongoing capital investments in the Snowmass ski area add an extra layer of appeal to this thriving market.
