December had 12 property closings at $2,762 per square foot, a figure that skyrocketed to $3,366 per square foot with 22 closings in January. There were 81 single-family homes for sale by January's close, boasting an average listing price of $3,814 per square foot. Particularly noteworthy was the west side of Aspen, which accounted for 39 of these listings. In contrast, Snowmass Village, with 16 single-family homes and 51 condos and townhomes on the market at the end of January, reflected the vibrant developments like The Cirque and Aura in the Base Village. The disparate annual price appreciation rates of -1.1% in Aspen and 9.4% in Snowmass Village underscored the dynamic nature of these markets. Meanwhile, Basalt and Carbondale, with comparatively more accessible average prices of $912 and $788 per square foot, respectively, continued to entice buyers seeking alternatives to the upscale Aspen and Snowmass Village markets, solidifying the mid-valley's standing as a sought-after destination for both investment and residential living.
