We added some wonderful new listings and clients to our circle, worked with countless repeat clients, brought on a new assistant, Audrey, and many more! On the real estate front, Aspen’s real estate market trends for the past year showed consistency in transaction volume compared to 2023, with 180-185 residential sales each of those years (excluding deed-restricted and fractional sales). However, a notable price surge stood out—condos rose 10% and single-family homes climbed nearly 14%, reflecting the high desirability of Aspen properties. The average single-family home price neared $20M, and condos exceeded $4.5M, underscoring the market’s continued allure for affluent buyers. Despite a slight slowdown in sales pace, with average days on market at 200, tight inventory remains a key driver of upward price trends. In Snowmass Village, the momentum was fueled by Base Village developments, with nearly 200 condo sales and significant price growth to $2,250/sq. ft. This area continues to offer comparative value, with single-family homes averaging $8.5M—less than half of Aspen’s. However, Snowmass is narrowing the gap, raising questions about how much higher prices can climb. The limited inventory, especially for single-family homes, supports robust demand, but sustaining these rapid gains into 2025 will be an intriguing challenge. Both markets reflect strength and resilience, though Snowmass shows a dynamic evolution worth watching. Looking ahead, it will be key to watch how rising prices influence demand in both markets.
