Aspen
25 single family homes have sold through April — matching last year’s pace — with prices now averaging $4,000/sqft (!).
Over two dozen homes are listed above $30M, not including off market listings. That’s more than a 2.5-year supply, hinting at a subtle shift in ultra-luxury inventory levels.
The average sale-to-list price discount is steady at 6%, a slight change from past years.

Snowmass Village
Single family homes are still priced 40% below Aspen, while the condo gap has narrowed to 30%, driven by strong performance in Base Village.
With only 10 single-family homes currently listed, inventory remains tight — an important factor for both buyers and sellers.
The average sale-to-list price discount is ~4%, reflecting sustained buyer demand.
