Spring skiing is in full swing! Visitors and locals alike are enjoying a perfect mix of sunshine and fresh powder. Our local mountains have received an impressive 23 inches of snow in the past week. There's still plenty of time to hit the slopes this spring, with Aspen Mountain and Snowmass Mountain set to close on April 20th.

As we assess the current real estate market—both nationally and locally—we are noticing an increase in inventory compared to recent years. Pitkin County remains a strong seller’s market with solid momentum heading into 2025, though forecasts are not as robust as they were for 2024.

Snowmass Village has taken the lead in price per square foot. In 2015, the average was $615 per square foot, whereas today, it has surged to $2,200 per square foot. The rise in inventory, driven by new Base Village developments, has contributed to this significant increase. Currently, 18 single-family homes are on the market in Snowmass Village, with Ridge Run, Horse Ranch, Two Creeks, and The Pines being the most active neighborhoods.
In Aspen, there are currently 47 single-family homes listed over $20M, with an increasing number of days on the market. Meanwhile, demand remains strong for single-family homes priced between $8M and $10M.

The rental market remains steady, with growing interest in long-term rentals from Aspen to Basalt as more people seek to relocate and embrace the mountain lifestyle. As expected, the core of Aspen remains in high demand, and ski-in/ski-out properties in Snowmass Village continue to be the most sought-after choice.
