More than 500 tenants placed, 300 landlords served and over $160M in sales

Aspen’s residential prices remain strong, averaging over $3,300 per square foot, highlighting demand, though this varies by neighborhood, with some areas experiencing slower activity than others. On the tourism side, Aspen’s winter hotel and lodging occupancy is running roughly 9% higher than last year.

Snowmass Village occupancy, however, is currently tracking 13% below last year. Factors such as international market dynamics and shifting traveler perceptions may be influencing this trend, though last-minute bookings could help close the gap. Despite the slower pace, Snowmass lodging revenues are supported by an 8.3% increase in average daily rates, indicating that visitors are still willing to pay premium prices. 

As a team, we are receiving rental inquiries closer to desired arrival dates and nearer to the start of the season, which is a shift compared to previous years. Overall, the Roaring Fork Valley’s real estate and tourism markets remain resilient, driven by the enduring appeal of the Aspen lifestyle and the strength of the luxury travel segment.
