What's New For October?
As we settle into fall, it's worth remembering that the five-year appreciation in the area is averaging close to 10% annually, a reminder that rental income alone isn't meant to outpace the cost of ownership so much as help offset it, while the underlying asset quietly builds equity over time. That backdrop is worth keeping in mind as Aspen's recovery kept building in September, with the year-over-year gap in sales narrowing to just 12%, though dollar volume remains more lagged at $1.24B vs. $1.48B. Elsewhere in the valley, conditions look a bit different: Snowmass Village is still working through a longer adjustment period, with homes taking more time to sell, while Basalt's underlying market softened modestly, even as the final units at The Midland Residences continue to close. Those softer pockets still leave buyers room to negotiate, giving those who step in now a chance to start building the same equity that's long rewarded owners here.
